Guest making reservation must be at least 26 years old.

WATER SPORTS
Guests must exercise caution when swimming and using water toys and follow all NYS boating regulations if using a boat or kayak. Anyone using a kayak or boat launched from our property MUST wear a life jacket. Stay close to the shoreline to avoid power boats that may not see you. Watch the weather and use good sense. Avoid the water if you see lightning or if a storm is approaching.

THE WATERFRONT & DOCK
The water depth off the dock is about 4 feet. Please use the swim ladder to enter the water. THERE IS ABSOLUTELY NO JUMPING OR DIVING OFF THE DOCK. Jumping or diving into the water off the dock will result in injury.
If you are not a strong swimmer, you should wear a life jacket at all times when swimming in the water or on the dock.

WAIVER AND RELEASE OF LIABILITY
You understand that KAYAKING, BOATING, SWIMMING, AND USE OF DOCK BY THE LAKE (hereinafter the "Activity") is at your own risk and that special risks may be involved. YOU ACCEPT FULL RESPONSIBILITY FOR ANY PHYSICAL OR PSYCHOLOGICAL INJURY, PAIN, SUFFERING, ILLNESS, DISFIGUREMENT, TEMPORARY OR PERMANENT DISABILITY (INCLUDING PARALYSIS), ECONOMIC OR EMOTIONAL LOSS, AND DEATH arising from the Activity and hold the property owner and property managers harmless. You understand there are potential dangers that the Activity may present to children who are not carefully supervised, as well as the danger to any person with health risks, or if a person is intoxicated or using any kind of drugs or medication, or while pregnant. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner and property managers for accidents or claims arising from the Activity. ALL GUESTS IN MY PARTY ACKNOWLEDGE AND AGREE that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Homeowner.

SLEEPY HOLLOW COMMUNITY
Sleepy Hollow is a quiet resort community with many full-time residents. Please be respectful and follow all community rules. All guests must sign a rental acknowledgement form upon booking and vehicles must be registered. You will receive hang tags that must be displayed in your vehicle at all times within the community. If you complete the vehicle forms within 7 days of your check in date, we will have the vehicle tags at the house waiting for you. If you complete the forms within 7 days of your stay, you will need to pick up your vehicle tags at the Management Office (APO) upon your arrival.

Guest wristbands and key cards will be at the house and are required for use of resort amenities. Please note there is a $25 charge per item for any lost or stolen wristbands or keycards. Resort amenities are not guaranteed. We are not responsible for, and no refunds will be given if guests are unable to use resort amenities due to weather, staffing or other issues beyond our control.

CHECK IN & CHECK OUT
Check-in is after 4pm. We offer self check in with the smart lock. You unique smart lock code will be provided to you 48 hours before check in.
Check-out is 11am. When checking out, please:
● Empty all garbage and recycling and place in the bins outside.
● Empty any food you purchased from the refrigerator (leave the condiments that are already there).
● Load & start the dishwasher before you leave; Do not leave dirty dishes in the sink.
● Leave the home generally tidy. Additional cleaning fees will apply if excessive food, spills, or dirt are left in home. An additional cleaning fee of $250 will be charged if excessive cleaning is needed. Garbage must be removed from the house and placed in the bins outside and dirty dishes may not be left in the kitchen or in the sink.
● Lock all doors.
● To lock the Smart Lock, simply touch the "Yale" logo on the lock. You will hear it lock.
● Checked out means you and your party and vehicles are off the property. If you're still there after check out time, our ability to clean and maintain the property is compromised and you will be charged a $100 fee for every hour you are there beyond your permitted time.

WEEKLY GARBAGE SERVICE
Weekly garbage pick up is Wednesday mornings. Please roll the large brown garbage and recycling bins out by the road Tuesday evening. The garbage truck will pick them up with a mechanical arm, so they must be side by side and at least 2 feet apart, and located just off the road. Kindly return them after the garbage is picked up. Please notify us if you are unable to move the bins yourself. If the bins are not in position to be picked up when the truck comes, the guest will be billed a $25 unscheduled pick up fee.

GUESTS
Only the guests noted in the booking are allowed on the premises without prior approval. A $50 per night charge will be added for every extra guest. All guests staying in the house must understand the houses rules as stated herein and are expected to act accordingly.

SMOKING
Absolutely no smoking/vaping or drugs are allowed inside the home. If you choose to smoke outside, cigarette butts must be disposed of properly and not left on the lawn, beach or dock area. A $250 excessive cleaning fee will be charged for smoking inside the home.

PETS
No Pets allowed at this property.

EVENTS
No parties or events are allowed. Some gatherings may be considered with prior approval by the host.

NOISE
Please respect our neighbors. Quiet hours are between 10PM and 8am. Any disturbance triggering a visit by police or Sleepy Hollow Security will be subject to a $400 fine and may require guests to forfeit the remainder of their stay and immediately vacate the property without a refund.

FIRE PIT
No fires anywhere but the designated fire pits. Fires must be attended at all times by a responsible adult.

DAMAGE/RESERVATION DEPOSIT:
Your deposit will be fully released after your departure, provided the following provisions are met:
- There is no damage or loss to the house or its contents, beyond normal wear and tear.
- There is no damage or loss to the kayaks, dock, outdoor furniture, grill, or water toys, beyond normal wear and tear.
- The house is left generally tidy and does not require excessive cleaning of spills, food, dirt, or garbage.
- A $25 charge will be added for lost or stolen wristbands or key cards.
