House Rules

WATERFRONT AND WATER ACTIVITIES
The Hudson River is a tidal waterway and has commercial boat traffic, including very large barges and cargo ships. Our waterfront area is in somewhat of a protected cove, but if you swim, boat, kayak or float in the river, please use caution and understand the following:
● The tide varies throughout the day and with it, the depth of the water on the rocky beach and around our dock will change as well. THIS IS VERY IMPORTANT TO UNDERSTAND. At high tide, the depth off the dock could be 5 to 6 feet deep. At low tide it is only 1 to 2 feet deep. Please use the swim ladder to enter the water. THERE IS ABSOLUTELY NO JUMPING OR DIVING OFF THE DOCK. Jumping or diving into the water off the dock will result in injury.
● The red and green markers in the river are channel markers. This represents the deepest part of the river where commercial and boat traffic travel, however, smaller boats and jet skis do come closer to the shoreline.
● When taking the kayaks out, use caution and follow all NYS boating regulations. Life jackets (provided in the shed) MUST be worn at all times. Stay close to the shoreline to avoid larger boats that may not see you. You should also be aware of which way the current is flowing in the river. There are a few phone apps and websites with local tide charts. A search term like "Tide-forecast Coxsackie" will give you good results.
● The current can be strong at times and the water can be choppy depending on the weather. Use caution and good sense and watch the weather. Avoid the water if a storm is approaching.
● If you are not a strong swimmer, you should wear a life jacket at all times when swimming in the water, using a kayak, or on the dock.

WAIVER AND RELEASE OF LIABILITY
You understand that KAYAKING, BOATING, SWIMMING, AND USE OF DOCK (hereinafter the "Activity") is at your own risk and that special risks may be involved. YOU ACCEPT FULL RESPONSIBILITY FOR ANY PHYSICAL OR PSYCHOLOGICAL INJURY, PAIN, SUFFERING, ILLNESS, DISFIGUREMENT, TEMPORARY OR PERMANENT DISABILITY (INCLUDING PARALYSIS), ECONOMIC OR EMOTIONAL LOSS, AND DEATH arising from the Activity and hold the property owner harmless. You understand there are potential dangers that the Activity may present to children who are not carefully supervised, as well as the danger to any person with health risks, or if a person is intoxicated or using any kind of drugs or medication, or while pregnant. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from the Activity. ALL GUESTS IN MY PARTY ACKNOWLEDGE AND AGREE that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Homeowner.

GUESTS
Only the guests noted in the booking are allowed on the premises without prior approval. A $50 per night charge will be added for every extra guest. All guests staying in the house must understand the houses rules and are expected to act accordingly.

SMOKING
Absolutely no smoking/vaping or drugs are allowed inside the home. If you choose to smoke outside, cigarette butts must be disposed of properly and not left on the lawn, beach or dock area. An excessive cleaning fee of $175 will be charged if anyone smokes in our home.

PETS
One dog is allowed and pet fee will be applied. Permission must be received from host for additional dogs. No cats allowed.

EVENTS
No parties or events are allowed. Some small gatherings may be considered with prior approval by the host.

NOISE
Please respect our neighbors. Quiet hours are between 11PM and 8am. Any disturbance triggering a visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property without a refund.

DAMAGE/SECURITY DEPOSIT:
Your security deposit will be released after your departure, provided the following provisions are met:
- There is no damage or loss to the house or its contents, beyond normal wear and tear.
- There is no damage or loss to the kayaks, dock, outdoor furniture, grill, or water toys, beyond normal wear and tear.
- The house is left generally tidy and does not require excessive cleaning of spills, food, dirt, or garbage. An additional cleaning fee of $175 will be charged if excessive cleaning is needed. Garbage must be removed from the house an placed in the outside bins. Dishwasher must be loaded and started. Do not leave dirty dishes in the sink or on the counter.
- A $25 charge will be incured for lost or stolen keys.

The space
There is nothing better than time with family or friends in the heart of the Hudson Valley.

On the property you'll enjoy direct water access from the rocky beach or the swim ladder on the dock, along with many places to relax, great trees for shade, and extras including kayaks, fishing poles, lawn games, and water toys.

The House
The kitchen has been updated with granite counter tops and all new appliances and opens to a dinette area with a large window overlooking the waterfront. Enjoy breakfast on the deck and watch the ships pass by, or bring your coffee to the waterside patio and see the fish jump.

The dining room comfortably seats six people. There is also an outdoor dining table on the deck.

Two newly renovated bathrooms, one with water views from the deep soaking tub. Three bedrooms each offer new mattresses, bedding, and décor. There are two queen beds and two twin beds. Plus a futon on the four season sun porch. Plenty of room for sleeping and relaxing.

Work remotely with high speed fiber optic internet and a desk/workspace overlooking the Hudson River.

Washer/Dryer available in the basement for guest use.

Enjoy a beautiful, large, flat yard perfect for lawn games or just relaxing. Lots of trees for shade on hot days and an outdoor firepit offers warmth on cool nights. Fish from the patio or dock. There are 6 kayaks (four adult and two child), paddles, life jackets, floats/water toys, fishing poles, lawn games, and more.

Plenty of parking for up to 4 cars in the driveway.

Want to bring your boat?
Our dock can accommodate a 30' boat or jet skis so you can have fun on the water. The free, public boat launch is just a 2 minute drive from the house and there is space at the property to park your trailer. Riverview Marina in Catskill, NY offers speed boat and pontoon boat rentals to those with some boating experience. Please inquire with them directly for rental information.

There is a propane gas fire pit on patio with view of the river and propane patio heaters to keep you warm on chilly evenings.

Neighborhood overview
The historic Hudson River town of Coxsackie, NY is lovely. This home is just a short 5 minute walk to the downtown historic district. Stroll down Reed St, grab coffee or penny candy at the Mansion & Reed General Store, pick up a bottle of wine at the Reed St Bottle Shop, shop for unique gifts at Pilothouse Paper, have breakfast or lunch at the Yellow Deli, enjoy dinner and drinks at Che Figata Bistro, picnic at the Coxsackie Riverside Park which offers a boat launch and children's playground. Don't miss the Coxsackie Farmer's Market in Riverside Park every Wednesday in the summer and fall for locally grown and raised farm fresh goods of all kinds. After shopping, purchase dinner at one of the food trucks, and enjoy the live music in the park. All this within a quick 5 minute walk of our home.

Just a 10 minute drive south and you will find yourself in Athens, NY, a hub for artisan baked goods, craft beverages, great cuisine, and entertainment. Try Crossroads Brewery, The Athens Rooster, or have dinner overlooking the water at the Stewart House.

The towns of Catskill and Hudson are also just a short drive away, where you will find great restaurants, antiques, shopping and more.

We recommend a car as the best way to get around the area, however, you could also take a 20 min Uber ride from the Hudson, NY train station.
